Does a septic system have to be inspected when a home sells in Arizona?

Yes. Arizona requires an inspection of the onsite wastewater system by a qualified inspector before the home transfers, and the buyer files a notice of transfer with the agency that oversees onsite systems. In Pima County that is the Department of Environmental Quality. We line up the inspection early in escrow so a needed pump or repair is a known number, not a surprise at the end.

What should I know about buying a home with a private well?

Ask whether the well is private or shared, how deep it is, and when it was last tested. A well inspection and water quality test are worth doing during your inspection period. If the well is shared, read the well agreement so you know who pays for repairs. The well registration also needs to be updated to the new owner after closing.

How does acreage change the price of an 85749 home?

Land helps value, but buyers pay for usable land. A flat acre with access for a trailer or an arena reads very differently from an acre that is mostly wash. We look at comparable sales with similar lot size and use, not just similar square footage.

What should 85749 sellers have ready before listing?

Your septic records and last pumping date, any well test results, a survey or plat if you have one, and details on horse facilities, outbuildings or a casita. Buyers on larger properties ask more questions, and having answers ready keeps them confident and keeps escrow moving.
